Description:
House has 5 acres of property and a small stream runs through the property. There are many mature pine and oak trees and lots of potential in the field for further growing of garden vegetables. There is a place for a swimming pool, which was started before I moved in.
The entrance leads to the hallway, kitchen, a guest bathroom which has a massaging shower, and the laundry room. There is a glass door off the hallway with beautiful view: it was planned to be an entrance to a deck which I was going to build.
The kitchen has a large open plan lounge/dining room. It’s so comfy, that I have been using it for all my entertaining. There is a lovely beamed ceiling, and a wood burning fireplace in the kitchen. Cabinets are new and were custom made by local cabinet maker. An expandable custom-made table for 12 people is also included, if desired. All the windows are positioned for the view, so when you are cooking you have a beautiful view and when you are by the sink you have a beautiful view etc.
Upstairs there are 3 bedrooms. 1 is so large it could be made into the living room or a library. 2 of the bedrooms share an expansive bathroom. All the bathroom tiles were shipped from Italy. The tub is big enough for 2 people and it is positioned so that you can look outside and watch the elk or the stream while you are bathing. Toilet has Bio - Bidet
The attic is 70m2 and could be made into a separate apartment. All the pipes for heating, water and sewage are ready. All the flooring and drywall to do such a renovation were already purchased and they are included in the price.
There is a Guest house on the property - needs restoration. At present, the ground floor is used as workshop/garage and tool shed; the upstairs has a huge apartment and bathroom which does not require that much work. Main house exterior plastering/rendering work not complete.
The house is offered with all the furniture that is there and with all of the appliances. An ideal start.

Improvements:
Over my 3 years of ownership, the original house has been completely refurbished. The house was stripped down to the bare walls and re-plastered. Exterior walls are very thick (80cm in places) so it’s cool in summer and warm in winter. It has been professionally rewired, the supply updated for modern appliances, and re-plumbed.
The rooms have been very well insulated, new oak beams were added in the kitchen. All new appliances – only 2 years old. All new windows and floors. All the doors are from the best wood available, they were custom made by local millworker. Beautiful tiles on the ground floor and wood laminate flooring upstairs.
Radiant floor heating in the kitchen and bathroom. Central heating radiators are fitted in all rooms. New Hardwood oak treads and stainless steel stairs going up to the attic. New beautifully crafted wrought-iron bars on the ground floor for added security. Additional security doors operated by: remote-control. The renovation has been carried out to make the house low maintenance and easy to clean.
There is gas heat with a wood burning fireplace (which was designed to also heat the bedrooms upstairs) for extra or alternative heating. Lots of fire-wood on the property. Electric stove.
TV reception is via satellite dish: English channels are available free.
Property location:
Access to the house is easy: You can fly to Prague International airport and it’s only about 30 miles of a nice county drive to my place, or if you prefer to get there quickly, you can take the motorway. A very small village is 0.5 mile from the house. The area is one of great natural beauty. The house is in the heart of farmland, lots of trees, flowers, birds, rabbits, elk etc.
It's about 1.2 miles to the village where you can buy baguettes, milk, all the necessary groceries, etc. There is a bar, restaurant, post office, beautician and local Mayor’s office. Closest bigger towns are about 6 & 7.5 miles away. The nearest towns have banks, post offices, doctors, pharmacy, garages, bakery, grocery shops etc. There is a ski lift nearby for winter sports lovers.
It is very easy to deal with all the Notaries or Solicitors and it is easy to purchase a property in Czech Republic. Mine could do all the paperwork and all the records and title transfer work for about 1500 GBP.
Utilities & Taxes:
Property Tax: only 50 GBP a year
Water: No water bill - property has its own well
Gas: 70 GBP monthly – based on full year occupancy
Electricity: 50 GBP monthly – based on full year occupancy
Caretaker available throughout the year for 20GBP a month.
There has never been any problem even when I have been gone for 8 months.
